Investing in real estate is as popular today as it has been in the last decades, and although the manner in which we search may have changed, the same basic concepts still stay in place. Today, a great proportion of searching for real estate will be conducted online, but the same choices need to be made.
Anyone who is even the slightest experienced in the property market will be aware of the importance of the location of the desired property and how beneficial it can be to find a property that is located on the coast. A room with a view always sells; just think about the surcharges that are applicable when you go on holiday and ask for a room with a sea views.
So, when you are investing in property, as well as choosing a popular location, where at all possible, coastal real estate is preferred. Perhaps you personally do not wish to live on the coast; then you need to consider the resale value of the property as well as the rental potential.
If you are purchasing a property that you then wish to rent out, then a beach side location really is of paramount importance; you will not only be able to charge significantly more per week, but you will find that your occupancy will be almost 100% for the majority of the year.
Coastal real estate does however come with a price, and many people wrongly presume that they will not be able to afford such a property. Although it is true that real estate found on the coast is always more expensive than in normal suburban area, one solution to this problem is solved by purchasing a foreclosed home.
Foreclosed home have been repossessed by the bank or other moneylender as the owner was unable to keep up with the repayments. It is therefore in the interests of the bank to find a quick sale that will enable them to cut their losses. Although many properties were involved in the foreclosure scandal of 2010, as long as you can be assured of the rightful ownership of the property, you can find an excellent property for just a fraction of the market value.
Therefore, if you make a wise investment in a coastal property, you can stand to make a lot of money on a resale. However, you may wish to make an income from your property through rental, or alternatively live in your dream home by the sea; the choice is yours.

If you’re reading this article then you are probably in some sort of debt and has caused non payments on your mortgage, chances are you may have been taken to court by the bank or building society or some form of lender, this is a usual process that these lenders need to follow, don’t despair though, the situation is not too late and there are alternatives to eviction, otherwise known as ‘eviction delay’. Before entering into any formal agreement to either delay the payments or pass the debt to another company always make sure you know your rights and have researched this area very carefully. Going through eviction is not a pleasant process for anyone but should always be handled with care and clarity when signing up for new options.
As long as you’re still residing in the house then you still have a chance to delay the debt, when the bailiffs arrive at the premises they will hand you a court order form and ask you to evict the property. When this happens you will need to complete the correct paperwork and then inform the bailiffs you would like another hearing in court, this will be your opportunity to explain to the judge why the eviction should be delayed and how you plan on paying back the debt. Make sure you have a full concise plan of action. You can also hire the services of eviction delay companies who will help you deal with the matter.
Javea or Xabia as it’s known in Valenciano is a gorgeous little town located in NorthCosta Blanca, Spain. Only around 85km (by sea) from the gorgeous party island of Ibiza, Javea is the perfect resort for a whole range of holidays as well as being a perfect place to live for 18-30’s and also families and retirees.
Sheltered in a bay between two large rocky cliffs, Javea is perfectly picturesque, with some views from up high that are simply breathtaking. A place often visited by nature and wildlife photographers alike.
With temperatures hitting highs of mid to late 30’s in the summer, Javea is the type of place sun worshippers love. For those of you who prefer it a little cooler I would probably recommend somewhere a little cooler, further north in Spain.
Whether you’re looking to rent or buy a property in Javea in 2013, you couldn’t have timed it better. Property prices are at a 15-year low for the town, with many new developments being passed to the bad bank for sale. Only five years ago you would have been looking at paying around 300,000 for a luxury three bedroom apartment in the centre of Javea. Now prices are down to nearly half that level. With no view of when prices will begin to rise again, property sales in the town have increased dramatically in 2012, especially from foreign investment. Something which is only likely to increase even further in 2013.
With temperatures in the town hitting highs of mid to late 30’s in the summer, Javea is the type of place sun worshippers love. For those of you who prefer it a little cooler I would probably recommend somewhere a little cooler, further north in Spain. Or time your stay to around May or September time rather than the peak of summer which is normally between June to August.

The Adriatic coast area of Le Marche in Italy is a great area to consider buying real estate for investment, holidays or retirement. In particular I want to highlight and review two of my personal favourite resort towns; Senigallia and Porto san Giorgio.
Senigallia is located in the central Le Marche province of Ancona and is located at the mouth of the river Misa. Its origins date back to the 6th century BC and it was the first Roman colony on the Adriatic coast. It has many fine historic buildings which also include an impressive Rotonda situated on the famous southern beach or lungomare and a large fort called the Rocca Roveresca. The Rocca was originally built by the Romans as a small tower to protect the port, and in 1350 it was enlarged and became the cardinal’s fortress and has been enlarged and improved many times over the centuries. There is a large Piazza next to the fort with fountains and this is used throughout the summer by couples and families. In the grounds of the fort concerts are held throughout the year as well as fairs and cultural events in the summer and autumn.
In mid August the very popular Summer Jamboree is held in the grounds of the Rocca and also in the surrounding streets, and the town is filled with thousands of Italian and foreign visitors. In 2008 the jamboree ran from August 16th to the 24th, it went on late into each night and the weather and setting was fantastic. A special feature of the Jamboree is that its main theme is 1950′s clothes, culture and cars, people enter into the spirit of the occasion by dressing up in true 1950′s clothes, with hairstyles to match! This year the Jamboree is from August 14th to the 23rd and really should not be missed if you are in the Le Marche or indeed Italy.
If you want a taste of Italian life and culture, but only want to be five minutes from the beach and restaurants and also less than twenty minutes from the regional airport at Ancona, then Senigallia is just the place to buy an apartment or small terraced house!
Porto san Giorgio
Porto san Giorgio is located in the Ascoli Piceno province of southern Le Marche and is linked to the nearby city of Fermo both by history as well as geography. It was the port of Fermo for many years but today all that is left of its maritime heritage is only a large marina just to the south of the town. I do think that the beachfront area and bars in Porto san Giorgio are much nicer than in Senigallia, being less crowded and having an airy open feel about it. The seafront is also lined with many privately owned and imposing late 19th century Liberty style villas with wonderful colourful gardens, where as in Senigallia the south beach is mainly fronted by more modern Hotels and restaurants. Porto san Giogio does not have the range and diversity of restaurants, museums and galleries that can be found in Senigallia and might therefore might seem a little quiet to the younger generation!
But just as in the case of Senigallia it has really excellent transport links with the main railway station in the very centre of the town and very close by the sea and the lungomare. The A14 Autostrada exit is less than 5 minutes from the central shopping area and a trip up the hill into the nearby city of Fermo takes less than ten minutes by car. All through the year the Porto san Giorgio has many colourful festivals and markets, the weekly open air food and clothes market is held every Thursday morning and there is an antiques market held one evening a week throughout the summer.
I would rate Senigallia just slightly ahead of Porto san Giorgio in my estimation because the town has more varied architecture and a wider variety of shops, galleries, museums, restaurants and bars. It is also the larger of the two towns with 44,000 inhabitants while Porto san Giorgio only has a population of less than 20,000 in 2008. The architecture of the two towns is also differs greatly, with most of Porto san Giorgio having been built in the last two hundred years.
Real estate prices
Real estate prices in all the coastal resorts on the Adriatic tend to be much higher than the inland villages and towns, but the advantages of living so near to the sea and also all the convenience of the main road and rail routes nearby, make buying an apartment or townhouse in these resorts very appealing. Many foreign buyers looking for a holiday home in Le Marche tend to bypass both Senigallia and Porto san Giorgio and head inland when looking for properties to purchase. This will start to change as knowledge of the area spreads and I am sure that these beautiful towns will become more popular for potential purchasers in the years to come.
You have saved your whole life waiting to build the fairytale home on the fairytale waterfront lot. Just make sure that buying the dream doesn’t turn into a nightmare. Purchasing waterfront real estate can be one of the biggest investments that you will ever make. When purchasing a Waterfront lot in Michigan or waterfront home in Michigan or any other state for that matter, follow these simple steps. Do your home-work, and due diligence by following these 10 steps.
1. Don’t by sight unseen. Go look at the property. Go during different times of the day to see when and where the sun rises, and sets. This will help you determine which way your house plan needs to be oriented so as to maximize light exposure through the desired windows. Also, when the house plan is oriented in that direction, does it still have desirable curb appeal?
2. Check flood maps. Make sure that your property is not in a flood zone. If it is in a flood zone, check to see what the insurance costs will be. When was the last time that land in that area flooded? How high did the water reach? This will help determine how high the land needs to be built up in order to stay dry. Ask neighbors about the water level. How often over the last century has it flooded? This will help you determine if it was a one-time occurrence or a regular occurrence. When you walk around on the land, does it feel soft? Check with a local substructure contractor, and make sure that they will waterproof your foundation in that area with a life-time guarantee.
3. Make sure that the land is not in a state regulated protection area. Is it a designated wetland? If so, you may not be able to build there at all. If you are allowed to build, you will most likely have to go through a lengthy petition period where you will have to be granted permission to disturb the land under strict guidelines, which could include creating another suitable wetland to replace the same area that you disturb. This could add on considerable amount of costs
4. Check to make sure that there are utilities at the road. Make sure that there is gas, electric, broadband, water sewer. If not, you should have the land tested to make sure that there is water in the area, and how deep the wells in the area go. Have a percolation test done on the land to make sure that a sewer system is permissible by the local health department. These can all get very costly if the well is extremely deep, or if an above ground septic system has to be installed.
5. Check to make sure that you have riparian rights to the complete water frontage of the property. That means that you own all of the water in front of your property. Not just partial. That way you ensure that you don’t have a public area in front of your dream home, disturbing your privacy.
6. Check the local taxes to see if the millage rates differ for waterfront property. Many times the taxes will increase on properties that have a water view, or are waterfront. This could really eat into your monthly budget if not allocated properly.
7. If you have a house plan picked out, or you have already purchased one, make sure that it will fit on the lot. That entails asking your local municipality what the local set-backs are. A set-back is how far off the property lines you must be to start your foundation, or the farthest part of your roof-line.
8. Check to see if the lot is in an association, or condominium development unit. If so, check to see what the annual, or monthly association fees are, and if there are any assessments currently due on the property. Also, check the condominium by-laws to see if there are any restrictions that you disagree with.
9. Make sure that your local municipality will allow a dock, or waterfront deck to be built.
10. If the land is in a remote area inquire as to who will be maintaining the road, or means of egress/ingress. This could be county, state, or private.
I hope that this information has been helpful in avoiding many common pitfalls when it comes to purchasing waterfront real estate. I am a real estate agent, and developer/builder, and trust me, you don’t want your dream turning into a nightmare.
My name is Ryan Green, and I am a licensed realtor/builder in the state of Michigan with Green Towne Coastal Realty, and Green Towne Builders. I hope that this information helps you to avoid many of the common pitfalls in purchasing waterfront land.
Italy’s Amalfi shoreline is among Europe’s most sought-after. That’s perfectly understandable. The 100 kilometres boast unbeatable vistas passing through a number of unspoilt locations: Amalfi, Sorrento, Positano, Vietri sul Mare…
Little wonder that since it became a stop-off for the Victorian upper classes on the Grand Tour, it has lured the world’s rich and famous. It has prices to match as well. A home with a view over the coast in these parts can go for US$4m.
Yet venture not too far away from here and one can have all this natural beauty and more – at a much more affordable cost. Welcome to a little-known gem that Italians have kept to themselves for far too long. Welcome to the Cilento coast. It is some 50 miles south and runs for approximately 160km. It also runs along the Cilento national park, the second largest in Italy and – along with Vallo Di Diano National Park – is such an area of stunning natural beauty that it is a Unesco World Heritage Site.
With the exception of perhaps Paestum, the names of its charming resorts – Acciaroli, Ascea, Castellabate, Cape Palinuro – are not internationally known but they offer the same mix of lovely coastal towns and villages, balmy weather and majestic views over the sea but without the hefty prices of the Amalfi coast – which is still near enough to be taken in on a day or weekend trip.
Paestum – a city whose roots go back some 2,700 years ago and features imposing and well-preserved Greek temples, walls, towers and gates – is also a Unesco World Heritage Site. Yet a 50sq m flat here could cost just $100,000. As a rule of thumb, on the Cilento coast you should be prepared to pay approximately $125,000 for a one-bedroom flat and about $70,000 on top of that for two bedrooms – barely a fifth of what you would pay on the Amalfi coast. What’s more, some shopping around – and a bit of luck – can unearth even more savings. For instance: in Ascea, a one-bedroom sea-view property was recently made available for $100,000 and a second, merely 50m from the coast, at $85,000.
Two of the most sought-after locations are located at almost opposite ends of the Cilento coast, namely Agropoli and, some 120km south, Scario. Prices will be slightly more expensive here, but again, shopping around can yield more affordable options. In Agropoli, a development of new-build apartments about 1.5km from the coast recently came on the market starting at around $145,000 for one bedroom. If you must have a coastal view, budget around $160,000 for a one-bedroom and $170,000 for a two-bedroom option.
As usual, prices fall markedly if you are inclined to purchase a property that may be liveable but requires some updating. However, for property hunters who are attracted by the countryside but prefer to still have a sea view, the hills overlooking Casal Velino are a wallet-friendly alternative, with a new-construction single-bedroom home available for purchase starting at as little as $90,000.
With the increasing threat to security these days, a burglar alarm has developed into a customary device in homes and especially in business establishments. This is a type of security system wherein the owner is alerted through an electronic device when somebody attempts to force an entry. The alarm it generates would alert the owner and the police too. This would ensure that the business or home is safe and secure.
But does this alarm system works? Basically, sensors are attached to a unit that controls the whole system. This is done through a narrow-band RF meter or low-voltage wires that work together with a response apparatus. The most widespread sensors being used are those that indicate the unfastening of a window or unlocking of a door. In some cases, motions detectors are also utilized to sense any movement through a passive infrared.
A burglar alarm can be placed inside or outside the house or business establishment. Those used indoor are not applicable for use outdoors since it might not withstand weather changes plus there is an increase chance of having frequent false alarms. There are several types of indoor alarms. There are passive infrared detectors, photo-electric beams and glass break detector. Each of these has their individual modes for detecting breaches in security inside a building. Whereas, outdoor security system is the kind with sensors that are typically set up on hedges or mounted on the outer limits of the area being guarded. This type would include vibration sensors, passive magnetic field detection, microwave barriers and many more.
The signals coming from these sensors are transmitted to a control unit by wire or wireless methods. The wired alarms are suitable for sensors that need power in order to function properly. The advantage with this kind of system is that any tampering done would be evident, if this is wired properly. But the drawback is it would be quite expensive to install. Wireless systems, in contrast, use battery-operated transmitters which are uncomplicated and faster to install. The downside is if the batteries are not regularly changed or the sensors are not monitored properly, the reliability will be greatly decreased.
Whatever type of security system is used, it should be kept in mind that it does not really thwart the thieves from breaking into the establishment. Good security habits and well-built windows and doors should also be included in the plan.
No two people are alike. The frequency, severity of the symptoms you’ll encounter during a cleanse or detox will be completely different from anyone else’s. You can’t really compare yourself to others. Once you get through a cleanse you’ll be so happy knowing you gave your body, mind and spirit a wonderful gift…you’ve only got one body so take good care of it.
When anyone goes through any sort of a cleansing period or detox your body is going to go through some changes, some would go as far to call it a crises otherwise known as The Herxheimer Reaction (Herx). This reaction occurs when large quantities of toxins are released into the body due to detoxification.
The more toxins there are to eliminate the more severe the affects will be during the detox or cleansing process. No matter how mild or severe, the reaction is an indication that the process of cleansing and detoxification is working and that your body is cleaning itself of impurities, toxins and imbalances.
Reactions may occur immediately others within several days or not till even several weeks later.
Once a detox has been started you may feel worse and therefore think that the treatment is not working but it’s quite the opposite, these reactions are signs that the treatment IS working. The faster it’s able to do that, the faster you’ll feel much better.
Some people will feel cold/flu or hangover like symptoms during the first few days of “housecleaning” because your body is purging toxins into the blood stream for elimination but usually pass in a few days. On rare occasions, they may last several weeks. This is the point at which many people stop a detox but know that these symptoms should be only temporary lasting only a few days to a week.
There’s a wide variety of reactions that could manifest during a cleanse/detox, the most common are:
Cold or flu-like symptoms
Arthritic flair up
Frequent urination and/or urinary tract discharges
Drop in blood pressure
Skin eruptions, including: boils, hives, and rashes.
The best way to get rid of these symptoms is to drink plenty of water, herbal teas, and no sugar added fruit juices to help the body eliminate released toxins. Avoid overeating during , eating only light meals that are easy digested.
You may notice while going through the cleansing process that it may bring about past conditions. People often forget the diseases or injuries they have had in the past, but are usually reminded during a cleanse, this is also very normal.
It’s important to be kind and really nurture yourself mentally, emotionally, and physically. Meditation and light exercise such as yoga can help to manage some of these symptoms. Massages, you may find to be also beneficial. Ultimately you are the best judge of your body, listen to it.
When the cleansing process is over, you’ll feel more energized, light and healthier than you have in a long, long time. Your body will thank you!
Always ensure your health by having a thorough medical check up, consult your healthcare provider BEFORE taking any course of action!
