Or time your stay to around May or September time rather than the peak of summer which is normally between June to August.

Coastal Resorts to Chose For Real Estate in Le Marche
The Adriatic coast area of Le Marche in Italy is a great area to consider buying real estate for investment, holidays or retirement. In particular I want to highlight and review two of my personal favourite resort towns; Senigallia and Porto san Giorgio.
Senigallia
Senigallia is located in the central Le Marche province of Ancona and is located at the mouth of the river Misa. Its origins date back to the 6th century BC and it was the first Roman colony on the Adriatic coast. It has many fine historic buildings which also include an impressive Rotonda situated on the famous southern beach or lungomare and a large fort called the Rocca Roveresca. The Rocca was originally built by the Romans as a small tower to protect the port, and in 1350 it was enlarged and became the cardinal’s fortress and has been enlarged and improved many times over the centuries. There is a large Piazza next to the fort with fountains and this is used throughout the summer by couples and families. In the grounds of the fort concerts are held throughout the year as well as fairs and cultural events in the summer and autumn.
In mid August the very popular Summer Jamboree is held in the grounds of the Rocca and also in the surrounding streets, and the town is filled with thousands of Italian and foreign visitors. In 2008 the jamboree ran from August 16th to the 24th, it went on late into each night and the weather and setting was fantastic. A special feature of the Jamboree is that its main theme is 1950′s clothes, culture and cars, people enter into the spirit of the occasion by dressing up in true 1950′s clothes, with hairstyles to match! This year the Jamboree is from August 14th to the 23rd and really should not be missed if you are in the Le Marche or indeed Italy.
If you want a taste of Italian life and culture, but only want to be five minutes from the beach and restaurants and also less than twenty minutes from the regional airport at Ancona, then Senigallia is just the place to buy an apartment or small terraced house!
Porto san Giorgio
Porto san Giorgio is located in the Ascoli Piceno province of southern Le Marche and is linked to the nearby city of Fermo both by history as well as geography. It was the port of Fermo for many years but today all that is left of its maritime heritage is only a large marina just to the south of the town. I do think that the beachfront area and bars in Porto san Giorgio are much nicer than in Senigallia, being less crowded and having an airy open feel about it. The seafront is also lined with many privately owned and imposing late 19th century Liberty style villas with wonderful colourful gardens, where as in Senigallia the south beach is mainly fronted by more modern Hotels and restaurants. Porto san Giogio does not have the range and diversity of restaurants, museums and galleries that can be found in Senigallia and might therefore might seem a little quiet to the younger generation!
But just as in the case of Senigallia it has really excellent transport links with the main railway station in the very centre of the town and very close by the sea and the lungomare. The A14 Autostrada exit is less than 5 minutes from the central shopping area and a trip up the hill into the nearby city of Fermo takes less than ten minutes by car. All through the year the Porto san Giorgio has many colourful festivals and markets, the weekly open air food and clothes market is held every Thursday morning and there is an antiques market held one evening a week throughout the summer.
Personal favourite
I would rate Senigallia just slightly ahead of Porto san Giorgio in my estimation because the town has more varied architecture and a wider variety of shops, galleries, museums, restaurants and bars. It is also the larger of the two towns with 44,000 inhabitants while Porto san Giorgio only has a population of less than 20,000 in 2008. The architecture of the two towns is also differs greatly, with most of Porto san Giorgio having been built in the last two hundred years.
Real estate prices
Real estate prices in all the coastal resorts on the Adriatic tend to be much higher than the inland villages and towns, but the advantages of living so near to the sea and also all the convenience of the main road and rail routes nearby, make buying an apartment or townhouse in these resorts very appealing. Many foreign buyers looking for a holiday home in Le Marche tend to bypass both Senigallia and Porto san Giorgio and head inland when looking for properties to purchase. This will start to change as knowledge of the area spreads and I am sure that these beautiful towns will become more popular for potential purchasers in the years to come.
Waterfront Property/Real Estate
You have saved your whole life waiting to build the fairytale home on the fairytale waterfront lot. Just make sure that buying the dream doesn’t turn into a nightmare. Purchasing waterfront real estate can be one of the biggest investments that you will ever make. When purchasing a Waterfront lot in Michigan or waterfront home in Michigan or any other state for that matter, follow these simple steps. Do your home-work, and due diligence by following these 10 steps.
1. Don’t by sight unseen. Go look at the property. Go during different times of the day to see when and where the sun rises, and sets. This will help you determine which way your house plan needs to be oriented so as to maximize light exposure through the desired windows. Also, when the house plan is oriented in that direction, does it still have desirable curb appeal?
2. Check flood maps. Make sure that your property is not in a flood zone. If it is in a flood zone, check to see what the insurance costs will be. When was the last time that land in that area flooded? How high did the water reach? This will help determine how high the land needs to be built up in order to stay dry. Ask neighbors about the water level. How often over the last century has it flooded? This will help you determine if it was a one-time occurrence or a regular occurrence. When you walk around on the land, does it feel soft? Check with a local substructure contractor, and make sure that they will waterproof your foundation in that area with a life-time guarantee.
3. Make sure that the land is not in a state regulated protection area. Is it a designated wetland? If so, you may not be able to build there at all. If you are allowed to build, you will most likely have to go through a lengthy petition period where you will have to be granted permission to disturb the land under strict guidelines, which could include creating another suitable wetland to replace the same area that you disturb. This could add on considerable amount of costs
4. Check to make sure that there are utilities at the road. Make sure that there is gas, electric, broadband, water sewer. If not, you should have the land tested to make sure that there is water in the area, and how deep the wells in the area go. Have a percolation test done on the land to make sure that a sewer system is permissible by the local health department. These can all get very costly if the well is extremely deep, or if an above ground septic system has to be installed.
5. Check to make sure that you have riparian rights to the complete water frontage of the property. That means that you own all of the water in front of your property. Not just partial. That way you ensure that you don’t have a public area in front of your dream home, disturbing your privacy.
6. Check the local taxes to see if the millage rates differ for waterfront property. Many times the taxes will increase on properties that have a water view, or are waterfront. This could really eat into your monthly budget if not allocated properly.
7. If you have a house plan picked out, or you have already purchased one, make sure that it will fit on the lot. That entails asking your local municipality what the local set-backs are. A set-back is how far off the property lines you must be to start your foundation, or the farthest part of your roof-line.
8. Check to see if the lot is in an association, or condominium development unit. If so, check to see what the annual, or monthly association fees are, and if there are any assessments currently due on the property. Also, check the condominium by-laws to see if there are any restrictions that you disagree with.
9. Make sure that your local municipality will allow a dock, or waterfront deck to be built.
10. If the land is in a remote area inquire as to who will be maintaining the road, or means of egress/ingress. This could be county, state, or private.

Yet venture not too far away from here and one can have all this natural beauty and more – at a much more affordable cost. Welcome to a little-known gem that Italians have kept to themselves for far too long. Welcome to the Cilento coast. It is some 50 miles south and runs for approximately 160km. It also runs along the Cilento national park, the second largest in Italy and – along with Vallo Di Diano National Park – is such an area of stunning natural beauty that it is a Unesco World Heritage Site.
With the exception of perhaps Paestum, the names of its charming resorts – Acciaroli, Ascea, Castellabate, Cape Palinuro – are not internationally known but they offer the same mix of lovely coastal towns and villages, balmy weather and majestic views over the sea but without the hefty prices of the Amalfi coast – which is still near enough to be taken in on a day or weekend trip.
Paestum – a city whose roots go back some 2,700 years ago and features imposing and well-preserved Greek temples, walls, towers and gates – is also a Unesco World Heritage Site. Yet a 50sq m flat here could cost just $100,000. As a rule of thumb, on the Cilento coast you should be prepared to pay approximately $125,000 for a one-bedroom flat and about $70,000 on top of that for two bedrooms – barely a fifth of what you would pay on the Amalfi coast. What’s more, some shopping around – and a bit of luck – can unearth even more savings. For instance: in Ascea, a one-bedroom sea-view property was recently made available for $100,000 and a second, merely 50m from the coast, at $85,000.
Two of the most sought-after locations are located at almost opposite ends of the Cilento coast, namely Agropoli and, some 120km south, Scario. Prices will be slightly more expensive here, but again, shopping around can yield more affordable options. In Agropoli, a development of new-build apartments about 1.5km from the coast recently came on the market starting at around $145,000 for one bedroom. If you must have a coastal view, budget around $160,000 for a one-bedroom and $170,000 for a two-bedroom option.
As usual, prices fall markedly if you are inclined to purchase a property that may be liveable but requires some updating. However, for property hunters who are attracted by the countryside but prefer to still have a sea view, the hills overlooking Casal Velino are a wallet-friendly alternative, with a new-construction single-bedroom home available for purchase starting at as little as $90,000.
